The Challenge

The Property Management Team at Sanderson Weatherall had been managing the handover of a property from a large retail tenant who had recently entered into a high profile administration. The site spanned more than 135,000 sq ft of prime retail space in a central urban location. The tenant was soon due to hand back the property post store clearance, and Sanderson Weatherall were looking for security solutions to protect the site from metal theft, arson, unlicensed music events and squatting. The property had been a recent focus of press attention, with the local news covering the nationwide closure of Debenhams stores.

Veritas has provided Sanderson Weatherall with security services for several difficult properties in the past, so the client already had a good understanding of the quality of service, speed of implementation and value for money that we’re able to provide. We were asked to provide a suitable and cost-effective solution for the large site - without compromising security levels.

After a thorough security review, meeting the client and a representative from the tenant on-site, we provided a bespoke proposal with several options. Key recommendations were the installation of a 24-hour internal and external vacant property alarm system covering vulnerable and key access points, our Security in Residence Service, and securing all doors that opened onto the high street and public highway to deter anti-social behaviour and loitering.

Veritas also managed the repairs of the faulty fire alarm and sprinkler system, and isolated the electrics and water supplies to unused areas of the building to ensure it was compliant with the insurers’ code of practice - as well as conducting routine maintenance of the building to preserve the asset for sale.
