The Client

JLL is a world leader in real estate services. The company buy, build, occupy and invest in a variety of assets including industrial, commercial, retail, residential and hotel real estate. From tech startups to global firms, JLL’s clients span industries including banking, energy, healthcare, law, life sciences, manufacturing and technology. Overall, they manage over 4.6bn sq. ft in property and facilities management.

The Challenge

The Property Management Team at Legal & General had been instructed to oversee the refurbishment and subsequent letting of a 79,000 sq. ft warehouse with 4.5 acres of grounds in Wiltshire. The industrial unit at Littlefields, Chippenham had been previously occupied by a local haulage and distribution provider who had subsequently vacated the premises to relocate to a new premises. To attract new tenants, the client had conducted an extensive refurbishment of the building.

The principal contractor was ready to hand back the property post completion of the works, and JLL were looking for security solutions to protect the entire site against unlawful access from the travelling community, metal thieves and other illegal activities.

 

The Veritas Solution

As an approved top tier contractor to JLL, Veritas was asked to provide a suitable and cost-effective solution that would deliver against all requirements, without compromising security overall. 

Following a security review of the site, we supplied JLL with several bespoke options designed especially with the unique requirements of the site in mind. We recommended deploying two ex-forces Gurkha Security Officers to work in a Security In Residence Service (SIRS) capacity; occupying the premises to protect against unlawful entry and subsequent claiming of squatters’ rights. Furthermore, the Officers could respond quickly and effectively to any alarm activations as well as provide a professional, courteous and reliable concierge facility when required. Additional measures included a 24-hour external vacant property alarm system covering vulnerable and key access points, and perimeter protection with Heras fencing, concrete barriers and a security gate.  

JLL subsequently appointed Veritas as the primary security contractor to deliver upon our proposal. We arranged for a suitable handover with the installation of security measures on an agreed date with the Landlord and Contractor. Due to the high-quality finish of the building, we implemented external welfare facilities to limit the use of the building, and provide suitable accommodation for the Security Officers.
