The Client

JLL is a world leader in real estate services. The company buy, build, occupy and invest in a variety of assets including industrial, commercial, retail, residential and hotel real estate. From tech startups to global firms, JLL’s clients span industries including banking, energy, healthcare, law, life sciences, manufacturing and technology. Overall, they manage over 4.6bn square feet in property and facilities management.

The Challenge

The Property Management Team at JLL had been managing the extensive development and subsequent letting of over 245,500 sq. ft of recently developed industrial and distribution warehouses spread across 22 individual units in north Bristol, just two miles from the M5. The site - called Horizon38 and spanning over 65 acres in total - was being developed for mixed use, and went on to feature logistics, industrial, trade, hotel, and car showroom opportunities.

The principal contractor was soon due to hand back the property post completion of the works, so JLL were looking for security solutions to protect the properties against the travelling community, metal thieves, squatters and other unauthorised activities.

 

The Veritas Solution

Veritas has provided JLL with security services for several difficult properties in the past, so the client already had a good understanding of the quality of service, speed of implementation and value for money that we’re able to provide. We were asked to provide a suitable and cost-effective solution for the large site, without compromising security levels.

After a thorough security review, we provided JLL with several options. Key recommendations were the installation of six 24-hour internal and external vacant property alarm systems covering vulnerable and key access points, vacant property inspections and routine patrol strategy to monitor the wider estate. 

Due to the technical capabilities of the Veritas system, we were able to monitor and maintain several buildings using only six control panels - substantially reducing the costs for our client.

 

The Result

Following installation of our recommended security solution, there have been no breaches or security-related issues. The client went on to secure a significant number of lettings across the portfolio.
